Coordinator of Brokers & Events / Sales Trainer - San Antonio TX

Enjoy a resort career in the heart of San Antonio’s famed Riverwalk environment with over 90 restaurants, bars and entertainment venues within walking distance. San Antonio offers a low cost of living with excellent schools, great shopping and housing options. Piazza San Lorenzo (PSL) is being developed as an ultra high-lifestyle mixed-use community of luxury residences with 74,000 sf of boutique shops, four restaurants and bars, offices and day spa; a city village to be built with architectural features that will mirror the elegance and artistry of Renaissance Italy.

The property is undergoing a $108 million development with $18 million of investor equity and $90 million of construction financing in place. Groundbreaking is set for fall 2007. PSL will offer 41 tenth-share fractional residences for a total of 410 equity ownerships in a luxury Private Residence Club format and 28 full ownership residences priced from $800,000 to $2.5 million. Real estate sales volume is forecast at $180 million over a 4-year sales term. This urban resort property enjoys a dual market draw with buyers emanating from Texas and northern Mexico. The Private Residence Club has been approved by the Texas Real Estate Commission to sell with hard contracts. Occupancy is scheduled for spring 2010.

Position Summary

The Coordinator of Brokers and Events is responsible for the operation of sales programs executed through events conducted off-site as well as through cooperating real estate brokers, both local and in the major city centers of Monterey, Guadalajara, Mexico City and others to be targeted. The special events are held in targeted cities around which Sales Executives, real estate brokers, their agents and owners of Villa Verona Private Residence Club interests can channel their referral clients, family and friends to a presentation.

In addition to conducting sales activities, the Coordinator of Brokers and Events is responsible for PSL’s recruiting and training of sales executives, cooperating real estate brokers and their agents and residence club owner services personnel. Additional responsibilities include the regular operation of Special Events as well as coordination of the cooperating real estate brokers’ sales programs. Under the direction of the Coordinator, the event activities are executed through Event Marketing Teams that include PSL Sales Executives and Referring Brokers under agreement with PSL. This position reports to the Director of Sales.

Primary Responsibilities of the Coordinator of Brokers and Events include, but are not limited to:

  • Assisting the Director of Sales in conducting Private Residence Club fractional interest sales and Full Ownership Condominium sales activities
  • Development and implementation of plans for off-site event prospect generation and sales activities
  • Assisting in ensuring that PSL secures sales to meet forecasts and sales pace as budgeted
  • Scrutinizes broker event presentations; coaches Sales Executives and Marketing Representatives
  • When necessary, conducts individual and group sales presentations
  • Development of detailed operational budgets; thorough cost accounting of operations
  • With Director of Marketing and Director of Sales, monitoring off-site prospect generation programs
  • Recruiting and training a premier broker and sales executive team
  • Monitoring the sales performance of each Broker team
  • Ensuring all representations and customer expectations are in line with reality
  • Coordinating all sales efforts with the marketing, administration and accounting managers
  • Ensuring that proper communications exist at all times

Additional Responsibilities of the Coordinator include, but are not limited to:

  • Conducting general sales, motivational and sales training meetings
  • Working with Brokers to resolve client problems to help to close sales
  • Coordinating with the marketing and administration activities
  • Providing assistance to customers and assisting the Sales Executives in closing sales
  • With Director of Marketing and Director of Sales, determining marketing and sales programs to be implemented or modified
  • Ensuring that CRM data base procedures are followed by Sales Executives for each prospective lead
  • Ensuring all representations by agents and customer expectations are in line with reality
  • Coordinating all sales activities with the marketing, administration and accounting managers
  • With the Office Administrator, implementing systems and procedures to ensure sales contract paperwork preparation is rapid and accurate
  • Conducting general sales, motivational and sales training meetings

Other Responsibilities include but are not limited to:

  • Evaluating all brokers and reporting on their achievements on a weekly basis
  • Promoting enthusiasm, a positive attitude and team work

Requirements of the Position:

This management position requires a strong hands-on sales management and sales training background with verified exceptional results. Superior communication skills, especially written, are a must. Bilingual capabilities both written and oral in English and Spanish are required. Objective performance critical to maintain this position will include peer support and the ability to direct the sales team in meeting pre-set sales benchmarks.

Other requisites include:

  • Must be a US citizen with an understanding of the Mexican culture and business climate
  • Must be in the process of obtaining or have an active Texas Real Estate Salespersons License
  • Bachelor's degree and a minimum of 3 years sales management experience (or high school diploma with a minimum of 5 years sales management experience
  • Computer proficiency required - MS Office Word, Excel, Outlook, CRM software
  • Strong organizational skills and presentation skills required
  • Hours vary per week. May require weekends, holidays and on-call.
  • Private Residence Club / luxury fractional ownership real estate experience with verifiable evidence of sales, applications, processes and practices
  • A relationship selling approach to luxury sales

Compensation Package

Compensation is Commission override with base. Bonus is tied to performance success. Health plan participation.
