Director of Marketing & Owner Communication - San Antonio TX
Enjoy a resort career in the heart of San Antonio’s famed
Riverwalk environment with over 90 restaurants, bars and
entertainment venues within walking distance. San Antonio offers
a low cost of living with excellent schools, great shopping and
housing options. Piazza San Lorenzo (PSL) is being developed as
an ultra high-lifestyle mixed-use community of luxury residences
with 74,000 sf of boutique shops, four restaurants and bars,
offices and day spa; a city village to be built with
architectural features that will mirror the elegance and
artistry of Renaissance Italy.
The property is undergoing a
$108 million development with $18 million of investor equity and
$90 million of construction financing in place. Groundbreaking
is set for fall 2007. PSL will offer 41 tenth-share fractional
residences for a total of 410 equity ownerships in a luxury
Private Residence Club format and 28 full ownership residences
priced from $800,000 to $2.5 million. Real estate sales volume
is forecast at $180 million over a 4-year sales term. This urban
resort property enjoys a dual market draw with buyers emanating
from Texas and northern Mexico. The Private Residence Club has
been approved by the Texas Real Estate Commission to sell with
hard contracts. Occupancy is scheduled for spring 2010.
Position Summary
The Director of Marketing &
Owner Communication is a hands-on management position
responsible for conceptualizing, implementing and/or
coordinating all marketing program activities, public relations
announcements, events and owner communications. This Director
must be capable of engineering the proper positioning for each
PSL marketing activity, while at the same time driving direct
response programs to generate prospective leads to the Sales
Department in such a manner as to ensure a timely and successful
sellout of the inventory. This position reports to the Project
Director and coordinates with the Director of Sales.
Primary Responsibilities
of the
Director of Marketing & Owner
Communication include, but are not limited to:

Conceptualizing, implementing and/or
coordinating all marketing and public relations activities,
events and owner communications for onsite sales and
off-site event sales.

Directing outside agency activities and/or
designing and preparing in-house the PSL collateral sales
materials and brochures, print advertising, website
presence, videos, virtual reality displays and owner
documentation pieces that comply with state regulations and
registration requirements

Monitoring and reporting on all prospect lead
generation programs and the elements of each program
-
Defining and detailing the marketing programs
and strategies to be conducted or modified
-
Maintaining a schedule to meet advertising
and public relations deadlines
-
Negotiating pricing and placement of print
advertising
-
Writing public relations releases and
securing third party advertorials and features
-
Writing and graphically producing PSL
documents and electronic newsletters in support of owner
services, customer relations and sales support functions
-
Preparing electronic email templates for
Sales Executives to use in corresponding with their
prospects
-
Development of detailed operational budgets
-
Development of internet and web presence
marketing programs and strategies, including database
marketing programs for existing owner base and prospects
-
Development of website optimization
strategies and adword campaigns
Additional Responsibilities
for the
Director of Marketing include, but are not limited to:
- CRM and
Information Systems operations for timely reporting and
coordination

Assurance that all regulatory requirements are met and
compliance safeguards are in place
- Design
and construction of broker and event displays
-
Determining direct and electronic mail piece criteria with
appropriate list acquisitions
- Ensuring
that CRM data base procedures are established for ease of
use by Sales Executives
-
Coordinating all marketing activities with the sales,
administration and accounting managers
- Ensuring
that proper communications exist at all times
-
Assisting in establishing owner services programs and
activities
- Setting
and monitoring procedures for prospect reception and
interface
-
Promoting enthusiasm, a positive attitude and team work
Requirements
of the Position:
The Director of Marketing position requires a
strong luxury silo marketing background with a heavy emphasis on
budgeting and the direct response/ marketing discipline.
Superior writing capabilities and graphic production skills are
a must, along with a verifiable track record of having run
successful campaigns oriented to luxury buyers. Bilingual
capabilities both written and oral in English and Spanish are
desirable and preferred.
Other requisites include:

Bachelor's degree and a minimum of 5 years
marketing management experience

Computer proficiency required - MS Office
Suite, Adobe Suite, CRM software

Strong organizational skills and presentation
skills required

Private Residence Club / luxury fractional
ownership real estate experience with verifiable evidence of
sales, applications, processes and practices is preferred
-
An understanding of the relationship selling
approach to luxury sales
Compensation Package
Superior
compensation package with base salary and override. Bonus is
tied to performance success. Health plan participation.
