THE RIDGE TAHOE - Stateline, NV
Developed by
Harich-Tahoe Developments from 1984 through 1997, The Ridge
Tahoe is recognized as one of the top selling timeshare
properties in the country. The company successfully sold out 325
condominium residences as shared ownership interests in either
full weekly intervals or as biennial every other year weekly
intervals.
The Ridge Tahoe is a
full-service Lake Tahoe hotel and condominium resort and spa,
offering all the amenities of a first class destination resort.
The resort encompasses an 11-acre parcel on Heavenly Ski
Resort’s Nevada slope on top of a mountain ridge adjacent to the
Stagecoach Lodge and Heavenly ski chair lift.
The residences were
structured in five high-rise buildings – the Tower, the Terrace,
the Plaza, the Naegle and the Cascade. From an elevation of
7,400 feet, the residences have breath taking views of Tahoe’s
mountains and Carson Valley. The residences are served by an
on-site gondola that shuttles skiers to Heavenly’s Stagecoach
Lodge and lift.
Most all of the
residences featured two bedroom lock-off units that could be
utilized as a full two-bedroom facility or split into a
one-bedroom residence with spacious living room, full kitchen
and an efficiency with galley kitchen.
In
1996, John Kazanjian served as a consultant to the
developer in the role of General Sales Manager. He was charged
with the task of selling out the inventory within the project’s
final phase, The Cascade Building, in addition to all remaining
inventory in the other older phases.
Sell out of inventory
during a project’s final phase was difficult due to the highest
prices sought in the history of the project’s sales. Standard
residences in the Cascade building were at $19,750 per interval;
the luxury Emerald residences were at $24,750 – rarified prices
for the timeshare inventory at the time.
The existing sales
force faced low morale as they knew they were selling themselves
out of their jobs. The sales agents who had the highest closing
percentages were being recruited away from the developer by
newly opened projects, leaving a crew exhibiting mediocre sales
performances.
Mr. Kazanjian’s
accomplishments at The Ridge Tahoe:

Assembled
and trained recruits new to the timeshare industry to
execute this final sales campaign

Guided and
motivated a sales force of 90 into a highly productive,
happy team

Restructured
the sales presentation sequence and amended the Quality
Assurance and Consumer Verification process to ensure solid
sales and reduce rescissions.

Converted the
sales force from a Liner/
Take Over system to one where all agents presented Standard
and First Visit Packages on a high-end product.

Reduced the
number of sales managers required to support now capable
agents.

Increased
closing percentages for the developer while recording $3
million to $5.75 Million per month in sales. The Ridge Tahoe
team completed sell out as charged.
