THE CLIFF CLUB AT SNOWBIRD -
Snowbird, UT
Arguably one of the finest timeshare products ever, The Cliff
Club at Snowbird, conceived and built by Dick Bass, is nestled
in Little Cottonwood Canyon just minutes from Salt Lake City and
is home to what many skiers call the best snow on earth. SKIING
Magazine has ranked Snowbird and Alta the No. 1 resort in the
United States every year since the two joined at Sugarloaf Pass
in 2001 and allowed the two resorts to offer one lift ticket to
ski a whopping 4,700 acres of powder-filled terrain.
With
ski-in ski-out convenience, an award winning children's program,
and a world class spa, Snowbird offers a one of a kind
experience. The Cliff Club at Snowbird features both Pinnacle
and Crest condominium layouts that comfortably accommodate up to
10 persons each.
Each condominium can be divided into 3 separate guest studios,
each with a full bath and balcony. The living - dining room
boasts a fully-equipped kitchen and an armoire mini-kitchen in
each bedroom. All condominiums provide custom mission-style
furnishings with premium leather double sofa beds, oil
paintings, hand-knotted rugs and hot-tubs.
As consultant to the developer, John Kazanjian was
retained during the final stages of the project to correct the
imbalance in inventory created from the zealous approach by the
previous sales teams that oversold the prime ski week inventory.
Mr. Kazanjian provided project management oversight to the
Snowbird team. Activities included coaching key personnel,
assembling and training a sales team, developing a marketing and
advertising campaign, establishing the sales philosophy and
instilling the mission throughout the division.
Significant accomplishments achieved under Mr. Kazanjian’s
direction included: Revamping the lead generation approach by
narrowing the shotgun approach to a rifle shot in a niche
market; Restructuring the timeshare interval offering into a
three week fractional package to correct the imbalance of unsold
inventory, and; Sell out all remaining inventory of Swing and
Off season time.
With a young “green-pea” sales crew, the Snowbird team compiled
a year round close rate of 27% and Volume per Guest of $2,815,
resulting in a complete project sell-out. In recognition of this
achievement, the Snowbird Team won the Gold ARDY for Sales and
Marketing: Mid-sized Project at the ARDA 2000 Convention.
The
Cliff Club represents another milestone for owner/ developer
Dick Bass, who successfully developed the first large scale
timeshare property in the U.S. in the early '70s with his Iron
Blossam project at Snowbird.
