Lawrence Welk Resort Villas in North County San Diego forged
a reputation as one of the top three selling luxury timeshare
resorts in the United States for the years 1986, 1987, 1988 and
1989. In the early days of timeshare sales, Lawrence Welk Resort
Villas lent credibility to a new industry and served as a
significant business model for the major hospitality brands
including Marriott, Hilton and Hyatt seeking to enter into the
timeshare marketplace.
The Welk Group operates properties in Escondido and Palm
Springs, and a theatre hotel resort in Branson. There are
currently two vacation resorts located at Welk Resort San Diego,
with Lawrence Welk Resort Villas and Villas on the Greens. In
2001, Welk Resort San Diego was named Best Resort
internationally by readers of Timesharing Today.

The Lawrence Welk Resort Villas offer a spacious 1,370 square
foot, two-bedroom and two-bath floor plan. With 286 residences
structured into two story 8-plexes and one story duplexes, each
building, named after the famous bandleader’s greatest hits or
other renowned musical shows, is situated among rolling fairways
and beautiful mountain scenery.
The timeshare regime offered ownerships as fixed weeks in fixed
units. Sales of the intervals averaged $9,500 per ownership in
1985 and topped at $15,900 during the final sell out phase in
1991.
During the period between 1985 and 1991, John Kazanjian served
as Sales Manager and Corporate Trainer of Lawrence Welk Resort
Villas. He was charged with the task of recruiting, training and
developing a direct sales team to sell vacation ownership
interests, as well as assisting each of the sales agents in
closing their sales. As a key member of the LWRV sales
management team, his contributions were instrumental in guiding
the activities that led to the sale of 14,586 ownerships during
a six year period.
In the early years of the timeshare industry, timeshare sales
activities were looked upon by the general public with
skepticism, especially the Welk followers in their seventies and
eighties. The initial challenge was to create and nurture a
selling process with which Lawrence Welk himself would be
comfortable, and to inculcate those standards within both new to
the industry agents as well as those hardened yet successful in
their sales results. The primary challenge was in maintaining a
top producing sales force with acceptable sales closing
percentages for a period of six years.
John Kazanjian’s leadership and direct hands -on management

follow.

Coached new sales initiates to achieve $1 Million in sales
annually.

Assisted in growing resort sales from $200,000 per month in
1985 to consistently selling
$2 million to $4 million per month for a 6-year period.

Lawrence Welk Resort Villas was recognized as one of the top
3 selling resorts in U.S. from 1986 through 1989.

The resort grossed over $175 Million in total timeshare
sales.
