LOCATION
Piazza San Lorenzo is a 15 minute drive from San Antonio
International Airport. Located on the west bank of the San
Antonio River in the heart of downtown San Antonio at the
intersection of the city’s main cultural byways, Houston Street
and The Riverwalk, Piazza San Lorenzo’s valet-assisted entrance
will be on Soledad Street just a half block from the City’s Main
Plaza and the Bexar County government seat. The property is only
four short blocks to the Alamo.
HISTORY OF THE DEVELOPMENT SITE
Piazza San Lorenzo is situated on land that has played a long,
colorful and historically significant role in the growth of San
Antonio. Dating back from the early 1700’s, buildings on the
development parcel and primarily the Veramendi Palace hosted
events or provided the setting for activities throughout the
Spanish colonialism of the late 1600’s to 1700’s, Mexican
government control in the early 1800’s, the marriage of Jim
Bowie to the Veramendi daughter in 1831, the taking of San
Antonio by Ben Milam and his volunteers during the Texan
Revolution with Mexico in 1835, the fall of the Alamo in 1836,
the establishment of the Republic of Texas in 1836, peace talks
in 1840 between Comanches and the Texas government with over 40
persons killed, and the surrender of the Union troops to the
Confederacy at the beginning of the Civil War in 1860. Another
structure, long demolished yet significant to past historical
activity on Piazza San Lorenzo’s development parcel, was the
Masonic Building. Built in the 1860’s the Masonic Building was
sold to Bexar County in 1872 for use as the Bexar County
Courthouse.
CONCEPT
Piazza San Lorenzo is planned as a one-of-a-kind high-lifestyle
community of luxury residences, boutique shops, restaurants,
bars, offices and spa … a city village to be built with
architectural features that will mirror the elegance and
artistry of Renaissance Italy. Conjuring the spirit of Italy’s
bustling, hospitable piazzas, a 16,000 square foot
Italian-themed plaza that opens to the Riverwalk will anchor the
Piazza San Lorenzo community. The piazza is envisioned as a
cultural outdoor meeting space that also provides open air
dining for the premier restaurants within the property. The
piazza complements what the City is planning for the redesign of
Main Plaza a short half block away and provides a focal point
for concerts, style shows, art shows and other special events.
Sensitivity toward the preservation of the River Walk and its
ambiance has guided the scale of this project, where the design
team has chosen to work with the existing three and five story
structures. The new structures are limited to eight and eleven
stories in order to minimize the development’s impact on the
Riverwalk. The Romanesque exterior of the Book Building on
Houston Street is being preserved under state historic
guidelines.
RESIDENTIAL COMMUNITIES
Piazza San Lorenzo has two types of residential accommodations
available for sale to luxury real estate purchasers – full
ownership condominiums known as La Residenza and deeded equity
ownerships in the form of a Private Residence Club known as
Villa Verona. Occupancy is planned for Fall 2010.
LA
RESIDENZA CONDOMINIUMS
La Residenza comprises a total of 28 exclusive residences that
are being sold on a full ownership condominium basis. La
Residenza is the finest in cosmopolitan living. The 28 homes are
positioned into four buildings, each with their own private
lobby and elevator to ensure privacy and exclusivity for the
owners. Villa Regina, Villa Simona, Villa Palladio and Villa

Evidence of Ownership of Villa Verona
Residences
Owners are vested with a real estate deed to an undivided,
deeded, 1/10th interest in a two, three or four bedroom
residence at Villa Verona. This interest can be placed in trust,
sold, willed or bequeathed to other individuals like most other
forms of real estate. The deed, which is recorded and insured by
a title insurance policy, is subject to the Villa Verona
Condominium Declaration, Bylaws and other governing documents.
Owners’ Access to the Villa Residences
Owners have the right to use their residence every day of the
year subject to availability and Villa Verona’s Lodging Policies
and Procedures. These lodging policies and procedures were
specifically configured to meet the usage expectations from two
distinct groups: the Texan drive-to market who choose to visit
San Antonio for a few nights at a time, and; the Mexican
Nationals who bring their families to San Antonio for a couple
of weeks several times a year. The Villa Verona usage plan
accommodates the two different user-group patterns that are
viewed to be non-competitive for the calendar times they each
will be requesting. Villa Verona owners can take as little as
one night or as much as two weeks of time during any single
reservation stay. The built-in vacancy factor of 25%, the
equivalent to 10 residences, further adds to the flexibility of
the program.
Initial Pricing and Annual Costs
Initial pricing of the Residence Club memberships began at
$140,000 for two-bedroom residences, $195,000 for three-bedroom
residences, and $280,000 for the four-bedroom residences. Prices
are expected to increase at the time of groundbreaking and then
throughout the projected sales term. An annual assessment that
includes property taxes, insurance, reserve fund, housekeeping,
utilities and other maintenance costs is forecast for the
two-bedroom residence at $7,600; for the three-bedroom residence
at $9,250, and; for the four-bedroom villa at $11,250.
SERVICES AND AMENITIES
Piazza San Lorenzo’s exemplary service and faultless attention

COMMERCIAL SPACES
Never before available, over 83,400 square feet of prime
commercial space is now being leased for a Fall 2010 opening.
For years this section of the Riverwalk was unable to be
developed at the river level because of the potential for
flooding. With the Corp of Engineers’ $111 million improvements,
this section is now protected. Piazza San Lorenzo will enhance
the neighborhood with its five celebrity-chef operated restaurants, bars, boutique specialty
shops and offices to fuse an enlivening mix of communal
activity, all perpetuating the high-lifestyle envisioned by the
developers. The 16,000 square foot Piazza opens to the Riverwalk
and is the central core hub to these spaces. Three of the four
restaurant spaces are at the river level. Piazza San Lorenzo’s
prized location is sure to become legendary for fine dining and
shops oriented to those who seek specialized experiences! Top
restaurateurs are intrigued with this
property’s appeal to a market of both the local San Antonians
