Sales Executive - San Antonio TX
Enjoy a resort career in the heart of San Antonio’s famed
Riverwalk environment with over 90 restaurants, bars and
entertainment venues within walking distance. San Antonio offers
a low cost of living with excellent schools, great shopping and
housing options. Piazza San Lorenzo (PSL) is being developed as
an ultra high-lifestyle mixed-use community of luxury residences
with 74,000 sf of boutique shops, four restaurants and bars,
offices and day spa; a city village to be built with
architectural features that will mirror the elegance and
artistry of Renaissance Italy.
The property is undergoing a
$108 million development with $18 million of investor equity and
$90 million of construction financing in place. Groundbreaking
is set for fall 2007. PSL will offer 41 tenth-share fractional
residences for a total of 410 equity ownerships in a luxury
Private Residence Club format and 28 full ownership residences
priced from $800,000 to $2.5 million. Real estate sales volume
is forecast at $180 million over a 4-year sales term. This urban
resort property enjoys a dual market draw with buyers emanating
from Texas and northern Mexico. The Private Residence Club has
been approved by the Texas Real Estate Commission to sell with
hard contracts. Occupancy is scheduled for spring 2010.
Position Summary
This is an exclusive on-site opportunity that
will engage just 5 Sales Executives. PSL Marketing will conduct
a pro-active campaign utilizing a variety of outreach programs
to target prospective buyers for its Private Residence Club and
Full Ownership Condominium sales. Inquiries about the luxury
real estate opportunities at Piazza San Lorenzo will come to the
Sales Division via telephone, website opt-ins, email and
walk-ins. Sales Executives will operate on a rotational
assignment system intended to provide approximately the same
number of prospects per month to each salesperson.
The Sales Executive’s primary function is to
respond to the prospect, to gauge their anticipated usage
patterns, to customize a presentation reflecting the key points
salient to the prospect, to recommend the appropriate luxury
real estate product, and to close the sale. The sales process
might possibly be conducted over numerous discussions. Written
and telephone follow up with the prospects on a regular basis to
keep them informed of PSL’s progress is necessary. Each Sales
Executive will conduct sales activities in support of PSL’s
objectives, work to secure referrals from buyers and non-buyers
and to also self-generate buyers. This position reports to the
Director of Sales.
Primary Responsibilities
of the Sales Executive include, but are not limited to:

Securing Private Residence Club fractional
interest sales
-
Assisting in the sale of full ownership
condominium inventory

Supporting and participating in
Sales and
Marketing activities and events
-
Providing assistance to customers/guests and
making individual and group sales presentations
-
Presenting to all guests/customers in a very
professional manner; ensuring clarity of product and
ownership benefits via their needs to earn their business
-
Following PSL CRM data base procedures for
each prospective lead, prospect and owner
-
Preparing written and oral communication for
telephone and email and US mail correspondence with
prospects to be approved by the Director of Sales

Maintaining all representations of the
development are accurate and that buyer expectations are in
line with reality
Additional Responsibilities of the Sales Executive
include, but are not limited to:

Attending and participating in general sales, motivational
and sales training meetings
-
Assisting the team to resolve client problems to help to
close sales
-
Conducting specific salesroom operational assignments that
include: audio-visual and sales station computer set-up;
sales room appearance and cleanliness; and, opening and
closing the sales rooms.

With a sales and quality assurance oriented mentality,
working with new owners on how to use their private
residence club ownership.

Upholding PSL standards of integrity, quality, and
first-class service to custom
- Ensuring all guests/customers are treated
with the utmost in respect and courtesy and acting as a
professional at all times.
Requirements
of the Position:
The Sales Executive position requires a strong
background in luxury silo sales with verified exceptional
results. Superior communication skills, both oral and written,
are a must. Bilingual capabilities in English and Spanish are
desirable and preferred. Objective performance critical to
maintain this position will include being a team player with
peer support and the ability to meet or exceed sales quotas as
defined by PSL management.
Other requirements include:

Must be in the process of obtaining or have an active Texas
Real Estate Salespersons License

Computer proficiency required - MS Office Word, Outlook, and
CRM software

Strong organizational skills and presentation skills
required

Hours may vary per week. May require weekends, holidays and
on-call

Private Residence Club / luxury fractional ownership real
estate experience with verifiable evidence of sales,
applications, processes and practices is preferred
-
A background in relationship sales such as private
membership or golf club sales is highly desirable
-
Comfort with every level of relationship selling
-
Enthusiastic self-starter with positive attitude, good
grooming, professional attire and a record of on time
attendance
-
Willingness to take direction and adhere to all company
operating policies and procedures is required
-
The desire and ability to work within a team environment by
maintaining the proper attitude, fostering team unity and
maintaining a responsible work ethic is critically important
-
A disciplined desire for continuous improvement in sales
presentation and techniques
Compensation Package
Compensation
is commission-based with draw. Bonus is tied to performance
success.
