approved by the development team. Here RTK Resort Group’s
relationship shifts into a transactional mode, where a number of
activities such as funding, entitlements, product registrations
and project team recruitment are undertaken.

investment groups, hotel operators or hospitality entities
seeking to expand into the condo-hotel or fractional resort
ownership industries and the resort/ community development
companies looking for capital sources or business partners to
meet their growth and liquidity goals.
Financial Transactions

additional funding resources, equity investors and joint venture

Legal Structures and Consumer Documents
The establishment of the condominium regimes that regulate the
various real estate products within mixed-use resort communities
can become quite involved. RTK Resort Group maintains two real
estate attorneys in-house that can assist in defining how to
accomplish the resort ownership structure(s) that are defined in
the planning stages for your project. We can prepare, or assist
your attorneys in preparing, the assorted Covenants, Conditions
and Restrictions, the Rules and Regulations and the Lodging
Policies and Procedures for each real estate product within the
landmark property. Additional work can include the preparation
of the requisite consumer documentation necessary to conduct
sales activities, including reservation letters, purchase
agreements and escrow closing statements.
Project Entitlements and Jurisdictional Registration Filings
There can be a broad range of entitlements that will be required
before you break ground for construction or conduct any
pre-construction sales activities. RTK Resort Group’s Principals
are successful in securing the project entitlements that your
landmark property may need. Those can include: zone changes,
conditional use permits, historic review approvals, design
review approvals and building permits. In addition, RTK can
assist in your registration filing with state or local
jurisdictions for any real estate product offering that may be
required.
Human Capital Sourcing
Locating and recruiting the right personnel for your landmark
property is a critical, major and time consuming task. RTK
